Director, Development Duties & Responsibilities:
 

As Director, Development you are responsible for all Development-related matters. You will oversee and supervise the development activities of all projects (including high-rise multi-family, low-rise wood-frame structures, office towers and other misc. project), provide leadership and cost insights to the land and property acquisitions process, and provide effective management to the various consultants the Company engages. Your internal and external circles include Development Managers, Design & Development functions, external Consultants, City Officers and oversee all aspects of projects throughout the various phases of development, across multiple projects simultaneously. In this role, you will use your management skills, leadership experience, collaboration, networking, and entrepreneurial skills to spearhead the growth and development of the department and the team including project managers, development managers, development coordinators. You will also work alongside senior leadership to continue expanding their portfolio of work in this sector and support organization-wide initiatives. VP Development will work closely with various departments and teams, internally and externally, to shape and strengthen the processes related to the acquisition, planning, design, and development, including coordinating, and managing consultants.

Corporate Leadership role: 
  • Being in a leadership role in the company
  • You will participate in regular strategy formulation processes and annual target setting process for the Company.
  • You will play a role in building the team and designing incentive schemes for the Company’s long-term goals and participate in assessing the performances of key middle management members. Prepare the next generation of leaders for the Company’s future.
  • You are also expected to play a leadership role in shaping the Company’s corporate culture of Accountability and Commitment, Effective Cost Control, Efficiency, Continuous Learning and Innovation, Business Conducts. You lead by demonstration and being a role model.
Functional Responsibility:
  • This role will encompass and collaboratively work with the entire development process from due diligence, planning, design, scheduling and budgeting, approvals, to implementation and completion. Participate in verifying detailed project proformas and cashflows throughout the development cycles.
  • Assist with analysis, determining and making recommendations on the feasibility of multiple projects and contribute creatively with “out-of-the box” thinking to max out the value of an existing property.
  • Strong experience working in leadership, managing, and mentoring teams, guiding multiple projects through conception, design development, and completion.
  • Proficient in preparation and review of development proformas, with a sharp sense of current industry cost information.
  • Manage cost estimates prior to and during development.
  • Project reporting to the Shareholders including the creation and execution of development business plans.
  • Will be proactive in working closely with internal team as well as external consultants in delivering successful projects from re-zoning to completion. Responsibilities would include negotiating with cities and municipalities, the design approval and delivery of permits thereby improving the financial performance of all development projects.
  • Determining and making recommendations on the feasibility of multiple projects and ensuring that project requirements of scope, scheduling, budget, and design quality are being managed properly throughout the project life cycle.
  • Negotiate legal agreements with various consultants, contractors, and city managers.
  • Work collaboratively with the project team including construction, design, and marketing.
  • Assist Acquisitions Department during due diligence process and lead on environmentally sensitive and contaminated sites, communicate with environmental consultants, and support the remediation process.
  • Representing company in liaising with municipal staff and politicians in support of our applications and permitting process, as well as attending industry and policy consultation sessions and communicating impacts relating to company and the industry.
  • Attend legal public engagement activities and being part of the public interface of company with the different communities.
  • Establish network of contacts within the municipal, consultant, and development communities.


Director, Development Qualifications: 
 

Experience:
  • 15- 20 years of Development management experience with reputable Developers in the Lower Mainland.

  • Ability to construct, articulate, and implement annual strategic development plan.
Education:
  • Post-secondary education in Development Management or related field.
  • Architectural Background is an asset.


Director, Development Renumeration:
