Location: Poulsbo, WA
Salary: $70,000 + Commission


Summary:
The role of the Construction Estimator is to provide accurate and detailed cost estimates to potential clients as part of the sales process. These estimates help clients understand the financial implications of their construction projects to make informed decisions.

Cost Estimation: Responsible for evaluating the scope of a construction project, including the types of materials needed, labor requirements, equipment costs, permits, and other related expenses.
Client Interaction: Interact with clients, understanding their needs and preferences, and presenting the cost estimates clearly and persuasively. Effective communication and negotiation skills are essential to this role.
Proposal Preparation: Prepare detailed proposals or bids based on the cost estimates to outline the scope of work, timeline, costs, terms, and conditions for the construction project. The goal is to provide a compelling offer that aligns with the client's requirements.
Market Research: Stay informed about current market trends, construction costs, and material prices. This helps them provide accurate and competitive estimates, which can be a key factor in winning contracts.
Collaboration: Work closely with Project managers, Engineers, Architects, and Sales teams to ensure that estimates are well-informed and complete.
Software and Tools: Use specialized software tools for accurate cost calculations. These tools assist in creating detailed take-offs, generating cost breakdowns, and creating visually appealing presentations for clients.
Negotiation: Negotiating with clients and stakeholders is a critical skill since you may need to adjust estimates, costs, or project details to meet the client's budget while maintaining the company's profitability.
Deadline Management: Must work efficiently to meet proposal submission deadlines and client expectations. Time management is crucial to ensure accurate estimates are provided promptly.
Continuous Learning: The construction industry is dynamic, with new materials, technologies, and regulations emerging regularly. The Estimator should stay updated on these developments to provide accurate and relevant estimates.
Relationship Building: Building and maintaining positive relationships with clients can lead to repeat business and referrals. A satisfied client is more likely to engage the company for future projects!


What You’ll Need:
Experience: Prior experience in construction estimating or related roles is highly valuable. This experience could come from working as a construction estimator, project engineer, quantity surveyor, or similar positions.
Technical Skills:
Estimation Software: Proficiency in using construction estimating software, such as Job Nimbus and Xactimate, or similar tools.
CAD and BIM: Familiarity with computer-aided design (CAD) and building information modeling (BIM) software can aid in accurate quantity takeoffs and estimating.
Construction Knowledge:
Materials and Methods: Strong understanding of construction materials, methods, and processes to accurately estimate costs.
Blueprint Reading: Ability to interpret architectural and engineering drawings to extract relevant information for estimating.
Mathematical and Analytical Skills: Strong mathematical aptitude for performing complex calculations and conducting detailed cost analyses.
Attention to Detail: Thoroughness and attention to detail are essential to ensure accurate estimates and avoid costly errors.
Communication Skills: Effective verbal and written communication skills are necessary for collaborating with clients, engineers, architects, and other stakeholders.
Negotiation Skills: Ability to negotiate and communicate effectively during the bidding and contract negotiation phases.
Time Management: Capable of managing multiple projects and deadlines simultaneously.
Problem-Solving Abilities: Proficient in identifying potential issues or discrepancies in project plans and proposing solutions.
Industry Knowledge: Stay updated with industry trends, market conditions, and changes in construction costs to provide accurate and competitive estimates.
Team Collaboration: Willingness to work closely with project managers, architects, engineers, and other team members to ensure cohesive and accurate estimates.
Ethical Standards: Adherence to ethical practices and integrity when dealing with clients, subcontractors, and colleagues.
Software Proficiency: Proficiency in Microsoft Excel, Word, and other relevant software tools commonly used in construction estimating.
