Our client seeks a stand alone Property Accountant to handle their portfolio of industrial and commercial clients. 

This is a full cycle Property Accountant position that oversees all aspects of property accounting. 

About the position
Reporting to the Corporate Controller, you will join this close knit, friendly and collaborative team as a Property Accountant.

Duties & Responsibilities:
  • Handle full-cycle accounting for a real estate portfolio of income producing properties
  • Provide accurate and timely financial information as required internally by management and externally by investors and other parties
  • Have full involvement, responsibility, and accountability for the portfolio, which includes all monthly, quarterly, annual, and other duties as detailed in the job responsibilities
  • Complete all job functions relating to assigned properties accurately, efficiently, and by the assigned deadlines
  • Utilize and develop skills such as problem solving, decision-making, time management and effective communication to achieve the desired results
  • Reconciliation and understanding of all balance sheet accounts and produce monthly financial statements and supplementary reporting
  • Maintain the tenant recovery module and ensure it agrees to the recovery methodology
  • Prepare monthly operating costs and recovery schedules
  • Review and analyse financial statements, recovery ratios and provide variance analysis
  • Utilize budgets and other tools to analyze variances and reconcile payments
  • Update and maintain recovery schedules on a monthly basis
  • Track capital expenditures against budget
  • Maintain tenant analysis and statements of account
  • Monitor cash positions and anticipate future cash deficiencies
  • Monitor and review monthly receivables for accuracy, adjustments, and/or corrections
  • Ensure all HST and other legislated taxes and assessments are reconciled and remitted
  • Monthly bank reconciliations including follow up and correction of outstanding items
  • Ensure that monthly reporting deadlines are met
  • Complete the annual budgets
  • Prepare final annual operating billings and any recovery adjustments, including preparing CAM audit statements
  • Responsible for completing accounting portion of assigned property budgets, annual business plan
  • Follow up on status of budgets throughout the draft, revised, and final stages to ensure completion within the assigned deadlines
  • Ensure new rental notices are sent to tenant for coming years operating budget prior to commencement of the operating year
  • Assist in the preparation of supporting working papers and documentations for year-end audit process and tax filing process
Other Duties
  • New property set up, analysis, and follow up of outstanding issues
  • Property sales - final operating statements, funds distribution, GST reconciliation, closing of bank accounts, and any other relevant closing duties
  • Input / feedback for improving procedures and initiating quality and efficiency enhancements
  • Efficient and effective communication, in a professional manner, with all employees
  • University Degree or College Diploma
  • Accounting designation or working towards a designation
  • Previous experience in property accounting
  • Strong interpersonal and communication skills
  • Strong computer skills, (Microsoft Excel and Word)
  • Knowledge of business, planning and organizing
  • Good judgement, problem solving and decision-making skills
  • An assertive self-starter with the ability to work independently under minimal supervision
  • Strong organization and time management skills’
  • High level of attention to detail
