$70,000 - $90,000

 
Summary: As the Condo Manager, you'll be responsible for overseeing the daily operations of a condominium property, managing maintenance and repairs, handling resident inquiries, coordinating with vendors, preparing budgets, ensuring compliance with regulations, and attending board meetings. You will lead a team, collaborate with senior management, and drive continuous improvement in building operations and resident satisfaction. Additionally, overseeing the leasing, maintenance, and reporting related to the rental units.


Contract Term: Approximately 12-15 months contract (June 2025/TBD) at minimum, but the business is growing rapidly, and we are looking to add quality members to the team full-time.

Condo Manager Essential Duties & Responsibilities:
Customer Service
  • Act as the primary point of contact for residents, ensuring timely and professional communication.
  • Handle inquiries, feedback, complaints, and concerns with diplomacy and efficiency.
Property Operations & Maintenance
  • Conduct regular building inspections to assess property conditions and recommend improvements
  • Negotiating or entering into contracts on behalf of the corporation
  • Preparing status certificates
  • Issuing meeting notices and reporting on the affairs of the corporation
  • Advising the condo board on compliance with the Condominium Act, 1998
  • Advising the board on its financial responsibilities (e.g., contributions to the reserve fund, long-term reserve fund planning)
  • Ensure compliance of regulatory health and safety standards
Financial & Administrative
  • Assist in budget planning and financial reporting, including annual budget preparation
  • Regular reporting to senior management on building performance
 
Condo Manager Qualifications: 
  • ** MUST be CMRAO certified with OLCM designation **
  • 5+ years of experience in residential property and/or condo management
  • Strong knowledge of the RTA and LTB tribunal process
  • Proficiency in Office and property management software, specifically Buildium
  • Experience managing contractor relationships, budgets, and financial reports
  • Professional and effective communication skills
  • Great attention to detail
  • Strong planning/organizing/prioritizing abilities working in deadline-driven environment
