Our client, a rapidly growing and entrepreneurial residential owner/operator with diverse assets across Alberta, are seeking an RVP of Property & Operations to join their team in Edmonton. Reporting to the SVP of Northern Alberta, you will be managing a multi-site portfolio of 1300+ units across East Edmonton geographical region. You will be managing a team up to 5, consisting mainly of Regional Property Managers. This an amazing opportunity to join a progressive, people-focused company that offers growth potential. Key Responsibilities:
  • Responsible for leading and managing the property management operations, ensuring the efficient management of residential portfolios. This includes developing and implementing strategies for asset optimization, ensuring compliance with industry standards, and fostering resident relationships.
  • Support the Senior Vice President of Residential Operations in communication and executing corporate objectives, through frequent and fluid communication. The Regional Vice President will schedule meetings to focus individual portfolio performance but also at the broader regional level to ensure alignment and execution
  • Manage the property management budget, ensuring financial objectives are met. Monitor and control operating costs, capital expenditures, and cash flow and maximize property revenues by maintaining high occupancy rates and resident satisfaction.
  • Provide operational and sales direction for the residential portfolio management team
  • Deploy all aspects of asset management strategy to the residential and assistant portfolio management team
  • Develop operational and capital improvement plans in alignment with the capital planning and facility management teams that align with company objectives
  • Administer standardization of operational processes for the existing portfolio and new acquisitions by participating in weekly meetings and quarterly strategy meetings with the Regional Portfolio Managers, people and culture, capital investments, financial planning and analysis, and health, safety, security and environment teams to execute on organizational goals
  • Develop residential portfolio managers and their teams through performance management, coaching, mentoring and job shadowing. Providing constructive feedback and focusing on lessons learned
  • Demonstrate effective leadership to deliver best-in-class standards of customer service, maintenance, and property operation.
  • Implement risk management strategies, including insurance and emergency preparedness planning in alignment with risk management, insurance and the Health Safety and Environment team(s).
  • Develop procedures and governance for operations organization, aligned to overarching policies by working closely with internal stakeholders across the organization.
  • Promote the company within the community: building a culture that reflects and fosters core values
  • Other duties as assigned
Qualifications:
  • Minimum of 5-10 years of experience within residential property management or operations
  • Proven leadership experience of training and managing high-performing teams and holding teams accountable to KPI’s
  • Strong foundational knowledge and experience with various building operations and systems, capital projects, tenant retention strategies, asset management, OH&S etc.
  • Research driven to properly understand local markets of the portfolio and asset types under management for creating and implementing strategic goals for operational efficiency and company growth
  • Strong financial aptitude with strong experience creating and managing budgets and preparing/presenting financial reporting
  • Bachelor’s or master’s degree within real estate, business administration, commerce or relevancy is an asset but not required.
  • ARM, CPM, CPA, FMA designations or RECA licenses are preferred but not required.
  • Superior communication, interpersonal, and organizational skills are required
  • The ability to travel locally to properties in your portfolio
Compensation:
The successful candidate will receive an annual base salary between $140,000-$145,000 dependent on experience + strong performance-driven incentives plan, participation in group benefit plans and offerings + 4 weeks vacation.
