Maintenance Manager Duties & Responsibilities:
  • Manage maintenance systems: pumps, generators, HVAC, boilers, chillers, pool, sprinkers, fire/life safety
  • Coordinate month-end duties such as pre-inspection for vacant unit turnovers
  • Assist with annual capital plan execution
  • Assist with creation and implementation of annual operating budgets
  • Coordinate contractors such as scheduling, reviewing /approving invoices, supervising on-site work orders
  • Assist with both exterior and interior work orders and maintain general cleanliness of the property
  • Manage/coach/supervise a team of maintenance technicians
  • Be a point of contact for emergency situations at the property either in the event of an emergency or by conducting drills
  • Address tenant issues and service requests quickly, focusing on excellent customer service
  • Work closely with the Property Managers to ensure the property is well-maintained
  • Participate in hiring processes
  • Foster a culture of excellence while promoting a community atmosphere
  • Comply with regulations and safety standards
Maintenance Manager Qualifications:
  • Minimum 3-5 years of residential maintenance/property management experience
  • Working knowledge of all applicable trades and equipment i.e electrical, mechanical, HVAC, plumbing
  • Strong knowledge and experience with maintenance systems
  • People management experience is strongly preferred
  • Strong customer service mindset and excellent communication skills
  • Basic computer skills ie. MS Office, Outlook
  • Maintain a professional appearance and positive attitude
  • Experience with assisting with budgets and capital planning is strongly preferred
  • Able and willing to assist with minor repairs and be physically able to lift and push heavy objects as needed
  • Working knowledge of government regulations for residential property
  • Strong knowledge of best practices for emergency protocol
Maintenance Manager Compensation:

There are two compensation packages available to the successful candidate. If they are a live-in employee, they would receive a base salary of $50,000 + a 2 bedroom on-site suite with rental and utilities free of charge (valued at $32,000). If they are a live-out employee, they would receive a base salary of $75,000. Both compensation plans offer participation in a structured bonus plan, basic benefit plan and 2 weeks starting vacation. The company offers additional perks and growth potential as well.
