Our Client
Our client is a leading organization in the real estate industry, focused on multifamily and single-family residential properties. They are committed to creating value and achieving high-quality results through strategic asset management. They are looking for a dedicated and experienced professional to join their team as Director of Asset Management.

Purpose
The Director of Asset Management will be responsible for preparing and analyzing financial and operating metrics to identify improvement opportunities, performing cost/benefit analyses, and prioritizing opportunities across the organization. This role involves working closely with acquisitions and dispositions teams, collaborating with internal business units, and driving strategic initiatives to enhance the value of our portfolio.

KEY RESPONSIBILITIES
Financial Analysis and Metrics
  • Prepare and analyze financial and operating metrics to identify improvement opportunities.
  • Perform cost/benefit analyses and prioritization of opportunities across the organization (market, regional, nationwide) and present recommendations to leadership for collective buy-in.
  • Monitor and provide analysis on monthly, quarterly, and yearly financial reports.
Collaboration and Strategy Execution
  • Work directly with acquisitions and dispositions teams on underwriting investments and making hold/sell recommendations when appropriate.
  • Collaborate with internal business units to create, execute, and manage all value-add strategies for the portfolio.
  • Implement strategic initiatives across the organization while working closely with local and regional teams.
Cashflow and Budget Management
  • Analyze and provide support for cashflow models to evaluate ROI, NPV, IRR, and profitability of potential ancillary revenue deals.
  • Generate annual budgets and measure relative performance. 
Negotiation and Contract Management
  • Negotiate contracts and close favorable pricing and terms with third-party providers.
  • Identify, contact, and advance ancillary revenue opportunities with potential third-party and strategic partners.
Project Management and Reporting
  • Drive initiatives independently while also working well with team members across the organization.
  • Successfully engage in multiple, simultaneous initiatives, and report on goal progress and delivery.

  • Ability to analyze, manage, and lead projects from inception to completion.
  • Experience creating and working within financial models.

MINIMUM REQUIREMENTS
  • Bachelor’s degree and related experience and/or training.
  • Knowledge of the real estate industry, specifically multifamily or single-family residential real estate.
  • MBA, CFA, or other relevant designation is a plus.
  • Previous asset management experience.
  • Previous negotiation experience is preferred.
  • 5+ years of financial, property management, or real estate experience.
  • Experience working with executives and senior business leadership.
  • Excellent communication skills, both written and verbal.
  • Experience in MS Excel, PowerPoint, and Word; familiarity with Yardi is a plus.
